How To Calm The Fears Associated With Remodeling

Fear will always arise when deciding on a remodeling project, whether regarding cost, time, finding a reputable contractor, or doing what you want them to do.  You may have heard horror stories passed around from other remodeling projects.  Those fears can be put to rest when you work with a reputable contractor.  Here is a list of those fears and ways to calm them.

Fear #1

Will The Contractor Be Reputable?

Homeowners want and need to hire the right contractor.  No one wants to feel used or taken advantage of.  Stories have been passed about contractors cutting corners on the jobs or taking payments and disappearing without a trace.  The best way to avoid this is to do your research. Ask for recommendations, review the company’s website, and check their reviews.  Check the local jurisdiction to ensure they are current on their licenses.

Will They Go Over The Budget?

Before deciding on a remodel, you set aside a specific budget.  A common fear is that the promised expense stated at the beginning of the project went up when the final invoice was delivered, and no warning was given.  A way to prevent that is to have the contractor provide the homeowner with a fixed-price proposal that must be signed before the project starts.  This way, the homeowner and the contractor agreed on a budget to stick to. If something unforeseen were to appear during the remodel that would cost more, the contractor would discuss it with the homeowner and give them a change order request to discuss the price difference and have both the homeowner and the contractor on the same page throughout the project.

Will It Be Disruptive?

Nobody wants to live without a kitchen or bathroom for any length of time, and if you have a kitchen or bathroom remodel, your day-to-day life will likely be interrupted. In this case, the fear is that the project will drag on, and you won’t be able to manage your day-to-day life.  A good contractor will give you a timeline and will do everything they can to stick to that schedule.  They will also assign a project manager to oversee the remodeling process and communicate with you every step of the way to ensure that the vendors, suppliers, and trade partners are moving along smoothly to meet your schedule.

Will They Do What I Want Them To Do?

You’ve spent much money and time on this project, so will it be what you envisioned?  To help with that fear, hire a contractor, who includes the homeowner, and walks them through the process. Ensure they write a proposal explaining the design they want in a detailed scope of work and a list of all the fixtures and finishes they want that will need to be approved and signed before moving forward to ensure the homeowner and contractor are on the same page.  If a change is made during the project that is different from what is in the original signed proposal, a change order should be given to the homeowner to sign and approve before moving forward.
